Within walking distance to EPCOT, Disney/MGM and the Swan/Dolphin resort area, the Boardwalk is a sold out DVC resort nearly impossible to book without an 11 month window. I've got a small 45 point contract for sale at $85 per point. The price is largely non-negotiable as Disney will almost always exercise its ROFR for lesser amounts.
